When bidding on a home, a pre-approval gives you a distinct advantage. The seller will give your offer greater consideration because you already have your financing approved and you’ll be able to close sooner. A pre-approval also gives you the peace of mind of knowing what you can truly afford, so you won’t waste time looking at homes outside your price range, and you’ll know exactly what your monthly payments will be.

Next, you’ll need to fax, email, mail or drop off the documentation needed to process the loan. Your loan will be approved subject to the appraisal, title inspection, and an executed purchase and sale contract. Then you’ll receive a Trusted Pre-Approval certificate along with a good faith estimate detailing settlement charges and monthly payments. These documents will be mailed or emailed to you, and then you can begin shopping for your new home.

Already Found a Property?

First, forward a copy of your purchase contract to us. Lock in your interest rate on the mortgage product of your choice. If you are not already pre-approved by Vermont Mortgage Company, please fill out our Online Application first.

Second, we will send the loan documents to you for your review and signatures, or we can schedule an appointment for you to come to our office. We will order an appraisal of your new property and arrange for you to close your loan in an attorney or title company’s office — convenient to you and the seller.
